Board of Adjustments approves Main St., denies Murphy Oil
During its regular June 05, 2017 meeting, the Forney Board of Adjustments met and (this is the preliminary report, subject to change):
- Held Public Hearings -
- Approved a request for a special exception to complete renovations and repairs of a legal nonconforming structure located at 501 E. Main Street, Forney, Texas, in accordance with Section 9.6(E) of the City of Forney Comprehensive Zoning Ordinance.
There was no public input.
- Denied a request for a variance/special exception for signage for the Murphy USA store located at 802 E. U.S. Highway, Suite A. The request is to increase canopy sign size and allow the gasoline sale price to be displayed on the canopy.
Mr. Morgan briefed the board on the changes since this was tabled - staff still feels it does not meet the requirements for a variance.
Applicant said the request is slightly more area than what they have now. Size of price signs would be smaller than existing; they are willing to give up right to have a monument sign, as there is no room for one due to easements.
There was no public input.
- Held a
18-minute executive session to discuss such an exchange.
- There was discussion about feasibility of a monument sign, possible placement and visibility.
Applicant explained want to demo concrete building, everything, build all new, 1200 sq ft. Not feasible to keep canopy. They can not run a business without price, if this is not approved, the project most likely will not happen.
The board began going through the items staff provided; there was a discussion about which canopy signs are facing street, and trading off the monument and logo signs for pricing
